How to Seal out the Weather?
Many interior building problems are caused by the unwanted infiltration of natural elements, contaminants and pests from our outside environment, as with water, dust, dirt, insects, rodents and heat.
The penetration from the outside to the inside of unwanted elements can be uncomfortable at best and cause diseases and illnesses at worst. Most of these challenges can be simply stopped and prevented.
Protecting people inside a building is best done first by shielding the exterior of a building. That’s accomplished by sealing the exterior surface, making it watertight, resistant to bad weather and ultraviolet rays; therefore creating a better inside building environment.
An ideal green coating for this is UV resistant, durable and flexible, and able to bridge gaps and seal surfaces. More importantly, it should be extremely weather resistant ensuring a simple renewable/sustainable long-term solution. Take the case of clay tile roofs. This kind of roofing has clear gaps between each tile. During a heavy wind event such as a hurricane/typhoon storm, winds go into these gaps and tear up the roofing. Bridging the gap and sealing the surface with such a coating makes the roof hurricane/typhoon-resistant.
Roofing is one of the largest areas of water penetration into a building causing the most property damage and building-related illnesses (BRI). In some cases, this deliberately plays into the theory of planned obsolescence – making sure that something breaks after a certain amount of time. Studies show this doesn’t happen in the first few years of installing a roof system; delamination and breakdown occur after a few years and that’s why it’s important to have a product that holds up more than three to five years.
A roof coating that is designed to hold up for 20 years, is renewable, and sustainable, and is the most economical. Renewable and sustainable means when the 20-year service life is up you simply reapply another coat which bonds with itself and the service life is extended for another 20 years. This gives you a roofing system that never has to be torn off, eliminating the generation, transportation and storage of unwanted waste. This cuts back on CO2 emissions that cause greenhouse gases known to contribute to global warming/climate change.
Not installing energy efficient and solar reflective coatings can lead to extreme energy loss, which also contributes to global warming/climate change. For instance, a standard 83% solar reflective bright white surface reflects more of the sun’s rays, and can lower a roof’s temperature, thereby decreasing the amount of heat transferred into a building. This reduces the amount of air conditioning needed to keep a building comfortable and can reduce peak cooling demand.
During building design and when your existing roof needs replacement are both excellent times to consider reflective roofing.
